Do Your Research

Work out your budget and find your ideal property:
The easiest way is to populate our waiting list form so that we can inform you of any properties coming to the market which meet your requirements.
Also, you can set up search notifications on popular property portals such as Zoopla, which will send you an email alert when a new property comes to the market.

Book A Viewing

If you find a property we are marketing meets your needs then the next step is to book a viewing.

After Your Viewing

After your viewing, your details and comments will be discussed with the Landlord and they will select their preferred applicant. We will then request you to pay a holding deposit, usually, this will be 1 weeks rent. Details can be found on our Tenant Fees Schedule.

Preliminary Checks

The next step involves us performing preliminary Right To Rent checks so that we can be confident that you have the right to rent within the UK. And also Referencing and Credit Checks to ensure that your affordability and credit history is sound.

It may also be a good idea to read through the Government's 'How To Rent' Guide, this should give you a good understanding of what to expect and to look out for during the process.

Deposit

If all the criteria have been passed so far and you and your prospective Landlord are happy to proceed, we will ask you to pay the Deposit and First months’ rent to our protected Client Money Account.

Tenancy Agreement

The conditions of your Tenancy will be drawn up into a legal document called an Assured Shorthold Tenancy which we will prepare for you and ask you to sign electronically, although it will not be executed until the commencement date of your tenancy.

Payment Setup

There will be a requirement for you to organise a Standing Order with us or your Landlord for the ongoing rent payments (starting from the second month of your tenancy) which we will provide all the details and instructions.

Protect Your Deposit

Being in receipt of your Deposit we then protect it within a Government Deposit Protection Scheme and then provide you with the Certificate, Prescribed Information, and their Terms.

Check-In

On the start date of your Tenancy, we will meet you at the property and perform our Check-In service. This will guide you through all the essential parts of the property, such as the locations of the stop cocks for the gas (if applicable) and water, test the Carbon Monoxide (if applicable) and Smoke Alarms, and we will take photos of the meter readings.

Utilities Switchover

Utilities will be switched from the previous tenants or your Landlords name to yours.
